A 52-floor mixed-use development in a dense urban core, where the site adjoins live carriageways and residential blocks on three sides. CONTEXUS was deployed to manage worker safety monitoring, statutory dust and noise reporting, and real-time BIM milestone tracking — from basement excavation through topping out.

The project's environmental permit required hourly particulate and noise readings to be submitted electronically to the regulatory authority. LoRa gateways installed on every fourth floor rose with the building frame, giving the site team wireless sensor coverage without rewiring as each level was topped out. RFID tags on major material deliveries — structural steel sections, curtain wall panels, and precast elements — provided the main contractor with live inventory visibility that reduced inter-trade coordination delays significantly.

A 48-floor tower above a 5-level retail and F&B podium, with Grade A offices from floors 8–28 and serviced residential apartments above. Four distinct tenant categories with conflicting operational schedules, separate energy chargeback requirements, and independent visitor access systems required a single platform to manage without creating operational silos.

Energy sub-metering across 72 branch circuit panels gave the property manager granular consumption data by tenant zone — enabling defensible chargeback billing and identifying which floors were running HVAC through unoccupied weekends. Visitor management unified the loading dock, office lobbies, and residential access points into a single operational view. The digital twin provided facility teams with a floor-plan interface for all active work orders, occupied zones, and maintenance schedules across every use type.
